Strata Partners are the original appointed Strata Manager of Jones Bay Wharf, a three strata Commercial Office development with a private and commercial marina developed by Toga and Multiplex. The wharf was opened in 2003 and Richard Gintel has been the strata manager for all three stratum and the BMC Deposit Plan since May 2006.
I have served on the Executive Committee of Commercial North since 2007 and the BMC since 2008 as either Secretary or Treasurer. The stratum and BMC are large bodies with over 140 owners and an annual budget in excess of $2 million.
Our committees have worked closely with Richard and his office as strata managers as well as additional services, clearing defects, managing disputes and budgeting and accounting. I’ve been the Chairman of the Owners Corporation at two different properties at various times for around 20 years. I’ve dealt with at least seven different Strata Managers during that time and none compare to the professional service I’ve received from Rex Cummins and his team at Strata Partners. When my family moved into a new apartment 5 years ago one of my smartest decisions was to get on committee and replace the existing Strata Manager with Rex. Strata Partners are the managing agents of SP5534, (39 units); they virtually do a total management of the property, relieving the committee of angst. By accepting responsibility and quickly responding to any problems we incur, they mitigate and often negate the need for in-depth committee involvement. Utilising their knowledge and expertise, Strata Partners develop our yearly agenda and with a 5 and 10 year schedule of projection costs and maintenance, allow the committee to make well informed and balanced decisions, and giving us an understanding of future projections.
Bickering amongst tenants or owners is minimal, both Rex Cummins, and his assistant, Paula Lacy have given us a well run, harmonious community. We have had some relatively large projects: waterproofing the entire roof, repainting and the lift to be renovated, all scrutinised, specified and managed by independent experts, again at Rex’s suggestion, saving us money and making inexperienced evaluations and granting of contracts, which is what many unguided and misinformed committees end up doing often with many ongoing problems.
I consider both Rex and Paula to be two of the most concerned and diligent people I have met, and they have a sense of humour.
